Frequently, there are multiple causes – weather, production shortfalls, owner-directed changes, coordination of trades, procurement problems and sometimes optimistic schedule updates or just plain communication problems. Avoidable or not, delays often result in lost productivity, increased overhead and direct costs, acceleration costs and liquidated damages.

So where does one start to sort things out? For one, the various delays need to be identified and their impacts analyzed, often through CPM schedule analysis. Causes of each delay need to be attributed to the responsible party, and attendant costs need to be calculated.
